Financial model presenting a development scenario for a Hotel.
The main purpose of the model is to enable users to get into details of every step of a hotel project from the construction stage, to operating analysis, projection of cash flows and a potential future sale.
The model includes assumptions for Hotel Development Costs (Land Acquisition, Construction Budget, Construction Timing), Startup Expenses (OpEx & CapEx), Hotel Operating Assumptions (Low and High Season Months, Occupancy Rates per Month, 6 different room types with Room Rates and Room Costs assumptions, Ancillary Revenue Areas (Restaurants, Bars, Retail Shops, Spa, etc) with an otion to choose whether they are operated by the hotel or outsourced to a 3rd party, Payroll, Operating Expenses, Project Financing (Debt & Equity) and exit assumptions in case of a potential sale of the property.
Outputs of the template include Monthly Cash Flow Report per Year, 10-Year Forecast (3 Statement Model), Breakeven Analysis, Performance Dashboardand, Business Valuation and Investors Distribution Waterfall.
A variety of KPIs and Financial Ratios (ADR, RevPAR, ROE, ROA etc.) analyzes business performance and the company's results are presented and summarized on a professional Executive Dashboard.
